Use Twitter In Selling Real Estate

By Jerome Pennix

At all real estate meetings, boot camps, or seminars the topic of advertising comes up. Everyone will mention Facebook (that's a whole different story) which is likely closely followed by a comment about Twitter. So... let's evaluate is Twitter valuable? If it IS worth it, how can you best use it for the best results? First, lets look at just what Twitter really is and what it can accomplish for your marketing efforts.

Twitter.com is a website where anyone can create a profile and become a "micro-blogger" Twitter is like a regular blog (aka web-log) in that it lets you say anything you desire to say to anyone and everyone who will see it - with one exception. Twitter only allows you to express yourself--0 characters at a time. So it's a little like using you cell phone to send the world a text message. When you find a profile of someone whose--0 character Twitter posts (called "tweets") you can "follow" them - whenever they post something new, it will appear on your Twitter home screen. If someone finds YOUR profile and follows YOU, then you will be notified that someone is "following" you. Now that you know the basics, let's talk about making this a useful and PROFITABLE tool for you.

Because the old saying "Out of sight, out of mind" is absolutely true, you'll need to remain active with your "tweeting". You should be posting at a minimum, once a day. Find something to "tweet" specific to real estate - something that your "followers" will find useful. If you just start sending info about homes you have for sale, it probably will not get you as far as you planned. Think about it this way - when was the last time you opened and really read an email from someone attempting to sell you something?

When you give your followers something they can use or something they find fascinating (even if it ISN'T about the real estate industry) then you'll have a chance to maintain their attention. When you gain their friendship, they'll be more open to review what you have to say when you want to offer them something you've listed.

Twitter, like other social networking sites, is a good way to connect with others - just keep in the forefront of your mind that they're people and want to be acknowledge like people. They aren't money makers. So connect when a person follows you, send them a short personal message letting them know you appreciate it.

Remember that being real with others and giving thoughtful content is what Twitter is made for - the profit will follow if you treat people like people and post routinely so that your Twitter marketing is constantly on the radar! The more you "Tweet", the larger your following will become - and the larger your following, the better your opportunities of communicating with a person who is interested in making a deal - which, of course, means a greater opportunity for you to profit! - 23210

Sell Your Gold And Silver To Weather The Recession

By Eric Hoover

Times are tough. Those who haven't already lost their jobs are concerned they might in the near future. Meanwhile, the cost of living is rising for millions of families. You may be a college student who needs funds for tuition and books. Or, you might be a stay-at-home mom trying desperately to make ends meet. Whatever your circumstances, there may be a solution hidden in your dresser drawers: gold and silver.

Many people have old jewelry, tooth fillings, and coins that contain a healthy store of value due to their gold or silver content. These items sit at the bottom of drawers and are all but forgotten. If you need cash to weather the recession, selling these assets may be the quickest solution. Below, we'll explain why more people than ever are selling their gold and silver. We'll also give you a few tips for selling your precious metal.

Stability In A Volatile Economy

Regardless of the economic climate and the fluctuations of currencies (for example, the U.S. dollar), precious metals experience little variance in value. Of course, prices have risen and fallen over the years, but most economists agree that gold and silver tend not to deviate much from their normal price band.

If you own precious metals, there's a good chance they are worth as much or more than their worth at the time you acquired them. They are a store of value, especially during a recession. Close observers of the market will have noticed that the prices of gold and silver have climbed over the past few years. Now may be the time to sell both for extra money.

Where To Sell Your Assets

There are several ways to sell your precious metals. Many people do so through online auctions and gold parties. Auctions are a hit-or-miss event; your assets may fail to generate interest. Gold parties are usually organized by a host who gathers a group of people along with a local buyer. The buyer will weigh each piece brought by attendees and make an offer.

Selling to online buyers has become far more popular. The process is simple and low-maintenance, and sellers usually enjoy better prices.

Getting The Best Deal For Your Assets

In a way, the online market is similar to a swap meet. There are many buyers who are willing to make an offer for your precious metals. Some will offer a better price than others. Some will be more trustworthy than others. One of the advantages to selling online is that reputable buyers list the prices they're willing to pay. It's easy to compare them.

One note of caution: don't choose an online buyer solely on the merit of the price they're willing to pay. Remember, some are unreliable. Sending your assets to them can be risky if you don't conduct a bit of due diligence. Call them on them phone to personally speak with them. Read the agreement on their website. By taking a few precautions, you'll receive a competitive price while enjoying a problem-free experience. - 23210

Singapore To Keep Property Market Under Control Some Possible Measures

By Billy Chen

The business is so great that government has turned cautious on the sustenance of the current phenomena. With the local economy continues to work itself out of the shadow of financial downturn and H1N1 flu, the Singapore property market has been doing brisk business.Past two years has seen a flurry of buying activities and bullish developers have been assaulting our senses with their incessant advertisements on a daily basis, all hawking for our attention on their properties.

There is no doubt that the experience of the mid-nineties 'boom and bust cycle is still fresh in the administration' s mind. To move with our experience, that the government is ready all the stops to ensure it would not be repeated in the near future.

There are actually a few tools at Singapore government's disposal to better handle any similar incident. Among them are land supply decision, money supply tightening and tax policies. We are about to tell you how this individual measure works and how effective it can put the overheated market under control.

As a result, speculation of newly built property would cut down drastically.Land Supply Decision - Government is the biggest land owner in this island and when they do decide to cut down land supply for development, it will have a direct impact on the property market. Developers would have nowhere to turn to for the building of their luxury properties and correspondingly minimize the new launches.

Credit crunch - popular story is that in the area of real estate that a comprehensive assessment of the credit market is in full swing. The maximum loan quantum is 90 percent of the value of the property. If the government takes a decision to make it to 80 percent or even lower, hit the entire market hard.

Capital Gains Tax - This is a tax derived from the profit obtained from the sales of property. When this taxation is applied, it will treat profit as income and subject to the prevailing tax rate at either individual or corporate level. Government introduced capital gains tax at the height of nineties property boom but has since abolished it. If this is brought back into the fray, it is expected demand would be slowed down significantly and will be effective to discourage speculation as profit would be reduced.

Property Tax - Another effective way to deal with an overheating market is to raise the property tax. Again based on reduced profit psychology, speculative activities could be significantly reduced due to the perceived small profit.

Double Stamp Duty - changes in legislation may require the buyer and the seller pay stamp duty. Currently, the stamp tax applies only to the buyer. When operating on both sides, it is hoped that the vendors were speculators / sell restrained free / commercial space.

But it is still early to tell if the current property interest is genuine and thus sustainable or if really another bubble in the making. These are just some of the measures that government can use in its attempt to put the property market under control. - 23210

Understanding Good ETF Trading Strategies

By Patrick Deaton

As an investment vehicle that can promise a consistent -- and sometimes exceptional -- rate of return on investment (ROI), exchange traded funds can really deliver. Getting a handle on ETF trading strategies will be necessary, though, before jumping into investing in ETF's in any meaningful way. There are a few things to know, first of all, about exchange traded funds.

These particular funds resemble mutual funds in some ways, especially in how they are set up. Additionally, ETFs usually restrict membership -- if you want to call it that -- to what ETFs refer to as "authorized participants." This usually means institutional investors who have the ability to buy and sell huge blocks of assets. Small investors can participate through ETF trading systems, though.

Imagine corporate stocks and how they are traded or bought and sold and you will have a good idea of how exchange traded funds are also moved through the markets. Almost every exchange traded fund establishes its operations so that it can track one or several of the major market indexes. For example, many track the S&P 500. This makes it easier to follow trends and set up trading strategies.

There are more strategies out there that can probably be counted, though they usually fall into a couple of major categories; fundamental and technical. For those with the savvy, or patience, to sit down and learn technical strategies, the rewards can be quite lucrative. Most traders using technical indices believe they can discern patterns or shapes in a stock chart, basically.

Being able to discern these patterns or shapes in a stock chart (basically up-and-down movements of the stock over a defined period of time) can give a signal of the possibility of profitable trading opportunities which might exist. Many traders claim that they can make consistent profits from trading using technical analysis in this manner.

One of the most common of technical strategies that exists today is to utilize what professional and amateur traders call the "moving average cross." With it, traders look at short-term movements in the market -- or a stock or fund -- and then overlay that short-term movement on a long-term trendline. Usually, most short-term movements are from-- to 25 days in duration to create a moving average line.

Once the moving average line can be established, traders then take that line and lay it over the analysis of the short-term movements in order to pick out the actual movement in the price of a stock or asset such as held in an ETF will result in after the stock crosses over the moving average line. The second part involves long-term trends, which use a 50 day moving average in order to smooth out the short-term trend.

In this manner, ETF traders can look at the long-term trends and create a moving support line. Usually, traders using this technical strategy will look at purchasing a stock as it begins its upward movement or once it goes back up after it has touched or slightly penetrated the 50 day moving average. Opposite, a trader could sell the stock short. Either way can work effectively. - 23210
