British Pound Currency Profile (Part III)

Economically, the United Kingdom is more free-market oriented than Europe, and it tends to share a more common set of views with the United States. At the same time, the United Kingdom cant totally disassociate itself from Europe, given its history and its geography. The upshot is a currency that is affected by politics at home and on the two continents to which its destiny is so closely related.

6% of the all the global currency trading involves GBP as either the base or counter currency. The GBP/USD is one of the most liquid currency pairs in the world. The British Pound GBP is active against the dollar and the euro, offering good opportunities to trade both pairs (GBP/USD and USD/GBP).

One of the reasons for GBP liquidity is the countrys highly developed capital markets. GBP is also in the four most traded major currency pairs EUR/USD, GBP/USD, USD/JPY and USD/CHF in the world.

Many foreign investors seeking to diversify their investment other than the United States send their funds to the UK. In order to create these investments, foreigners need to convert their local currency into GBP.

GBP was full of speculators one to two years back. GBP had one of the highest interest rates in the developed countries. Although Australia and New Zealand had still higher interest rates but their financial markets are not as well developed as UK.

Carry trading was popular with many hedge fund managers. It is a long term fundamental trading strategy. Carry traders would use GBP as the lending currency taking advantage of the high interest rates and would go long against USD, JPY and CHF.

UK Treasury had to intervene heavily in the market by pumping money into a number of failing banks in order to stabilize the financial markets. The present global financial crisis has taken a heavy toll on the British Banks as well. There have been a number of high profile bankruptcies.

Interest rates have been lowered. With the lowering of the interest rates, an exodus of carry traders took place that increased volatility in GBP. Interest rate differentials between UK gilts/US Treasuries is a barometer for GBP/USD flows and UK gilts/German Bunds is a barometer for EUR/GBP flow. These interest rate differentials are widely watched by the professional forex traders.

Will UK join EMU? This is an important question that still can determine the long term fundamentals of GBP. Indications on adopting the Euro usually put negative pressure on GBP while further opposition to Euro boosts GBP. The three month eurosterling futures reflect market expectations on UK interest rates three months into the future and can help predict fluctuations of GBP/USD.

GBP has positive correlation with the energy prices. GBP/USD is more liquid than EUR/USD. However, EUR/GBP is the leading gauge for GBP strength. GBP/USD tends to be more sensitive to the developments in the US economy. EUR/GBP is a more pure fundamental pound trade as EU is the UK primary trading and investment partner. - 23210

Distressed real estate is the diamond in the rough that all RE investors are seeking. HOWEVER, without doing your research you may lose far more then you will gain.

Use a step by step mind set. "Go by the numbers" when reviewing all the areas of the investment that you want to focus on here are a few things to think about and add to your list.

Nothing on this list is really more important than anything else. Its just here to get you to think about what exactly you need to look for. While you may have an investment that excels in one area...it cant be problem heavy in another.

WHY THE ASKING PRICE

Most investors focus on price first.

They search for properties they think are selling below market value. This makes sense buy low and sell high right?? However think about the reasons behind the sales price? What is their motivation? Are they relocating or in financial duress? The 3 D's come in to play here most of the time. (Death Divorce, Debt)

What problems does the property have if any? Old cracked and faulty plumbing? Bad electric? If its an older craftsman style home those problems are very common. Is the foundation in good order? Don't forget holding costs.

My personal opinion is that the holding costs are the number one profit killer. YOU HAVE TO BUDGET THEM IN. Commissions to agents, mortgage, closing costs taxes, all repairs...and dont forget the gas and electric.

A poor understanding of the current market value is another major deal killer. Remember market value is an educated guess at best. No one really knows until the appraisal is complete.

YOU MUST ANALYZE similar properties in the area. Keep in mind that prices are set at the margins and may reflect the extremes of a particular housing market environment.

PAY ATTENTION TO TERMS AND CONDITIONS

Price and location are important this is true. But dont forget about the financing.

In some cases a full price purchase can allow you to leverage the terms to mean a lower interest rate or smaller down payment.

RESEARCH THE LOCAL MARKET

Experienced real estate investors try to learn everything about the market they are shopping in. Sometimes its the small details that give the property you're looking at the best chance to appreciate. For example: How close is the nearest church? Is the area family friendly? What is the local crime rate... is it close to good school? Where is the closest Fire/police station? Does the neighborhood have a community watch program? Next factor in the local floor plans that surround your target property. Was the last owner primarily concerned with vacancy rates, so they keep prices low instead of upgrading the property? In contrast, your research shows that particular upgrades like air-conditioning, second bathrooms, or enhanced security allow for both lower vacancies and higher rental rates.

LOCATION IS NO TO BE OVER LOOKED

If your shooting for a long term tenet or residence then location is the second most critical thing to look at...however if you have a chance to turn a good profit for a ugly house in a less than 4 star area...that profit might out shine a nice little bungalow on the beach.

DISTRESSED REAL ESTATE

A familiar area ripe for investment picking is distressed properties or fixer-uppers. Of course these are the houses that need repairs to some degree. And the investor's job is to discount the costs of these repairs enough so that the profit is still suitable.

With small repairs such as painting, minor landscape, and basic flooring, profits may be available but not really worth the risk. More significant profits are found with extremely distressed properties. Plumbing is corroded, the roof needs replacing, and the interior needs to be gutted and remodeled, but the seller is asking 50% of the market value and you can repair it for much less. Always factor in the amount of work that you are looking at once you have a rough idea of the cost of the expense, add on another 5% as a buffer.

Know what it is ZONED for.

Make sure you research the zoning for the property BEFORE you buy it. If you are thinking of adding a second floor or a granny flat...is the zoning available? Make sure you know before you commit to doing anything that will add or change the SQ footage of the property.

Understand that a single use zoned property is always cheaper than a multi use.
